The Lilly Company’s On-Demand Dock Door Services provide fast, expert repairs to keep your loading dock equipment operating safely and efficiently. From broken springs and door repairs to emergency service and fire door testing, our technicians help minimize downtime and keep your facility moving.
Service Includes
• Replacement of broken door springs using properly sized springs
• Same-day repair in most cases due to spring inventory
• Temporary fix available if the correct spring is not immediately available
⚠ Broken springs are the most common dock door failure. When a spring breaks, the door usually will not open. Springs and cables are under extreme tension and should only be handled by trained technicians.

This is on-demand, reactive service. Repairs are billed hourly and focused on restoring safe operation as quickly as possible.
Service Includes
Fire door testing is required by fire code. A fire marshal can shut down a facility if testing is not current. Testing must be performed by a certified fire door technician. Lilly is Fire Door certified, and testing by an uncertified provider can void insurance coverage.
PMs are billed per opening
One “opening” can include a door, a leveler, and a truck restraint.
Most dock door failures don't happen overnight—PMs help maintain essnetial components and spot problems early, so you can fix them on your schedule instead of during a shipping crisis.
A Dock & Door PM is a custom agreement where a technician comes out on a schedule to check your equipment, grease what needs greasing, clean out debris, and make sure everything is working like it should before it quits on you.
We have four different PM options. The difference is what equipment you have at the opening, not everybody has a restraint, not everybody has the same dock setup.
You pick the schedule: every 30, 60, 90 days, or every 6 months.
If you don’t know what to choose, every 90 days is a good starting point for pretty much any use level.

Since you’re paying per opening, and it’s lower than calling us out on an hourly rate, after something quits working. PMs are meant to catch problems early and keep things from turning into emergency calls.
If a facility has around 50–75+ doors with levelers, we can talk about an on-site tech setup one or two days a week with a better hourly rate.

This is typically a cable issue. Contact a trained professional immediately. Do not attempt to fix this yourself. Doors under high tension can cause serious injury, including deep lacerations requiring dozens of stitches or broken bones.
This is usually a mechanical issue with the hold-down assembly. The teeth that lock the leveler in place have worn down over time. A professional technician needs to replace this component. If your leveler won't stay down, your door cannot close, leaving your facility and inventory exposed.

Drop testing evaluates the fire door’s automatic closing mechanisms to ensure they shut securely. During a drop test, the door’s closure system is activated and a qualified inspector confirms the door:
The test mimics real-world fire scenarios to verify that the fire door will function as intended during an emergency. The inspector will also inspect the door for damage and ensure the door conforms to the NFPA 80 safety standard
